Subject to the terms and conditions set forth below, the Clerk of the Circuit Court & Comptroller,Palm Beach County (the “Clerk”) provides users, free of charge, the ability to search and access its Official Records’ online database (“Official Records Database”).The Official Records Database includes certain recorded documents, including, but not limited to, deeds, mortgages, judgments, liens, and marriage licenses.This service also includes the ability to view documents online and print uncertified copies from your own computer.

In offering this informational service, the Clerk makes every effort to produce and publish the most current and accurate information;however, the Clerk makes no warranty or guaranty concerning the accuracy of the information retrieved from the Official Records Database,and in accordance thereto, any information retrieved is not to be used as support in any official matter, including, but not limited to,matters concerning legal title to real property, satisfaction of mortgages and liens.To gain access to the Official Records Database, you must first “ACCEPT” the Disclaimer and User Agreement. If instead, you choose to “DECLINE” the Disclaimer and User Agreement, you will be redirected to the Home Page of the Clerk’s Website.

Prior to continuing to the Official Records Database, you must first review all terms and conditions that this access is subject to, and furthermore, you must “Accept” the “Acknowledgment.”

DISCLAIMER OF LIABILITY, RELIABILITY AND DAMAGES

The Official Records Database may contain inaccuracies or documentation that is not current. The Clerk makes no representations about the accuracy, reliability, completeness, or timeliness of any information retrieved from the Official Records Database, nor does the Clerk make any warranty that access to the Official Records Database will operate error-free or that the Official Records Database or its server are free of computer viruses or malware. User assumes all risks arising from its access to the Official Records Database, including, without limitation, errors, omissions, misspellings, and inaccurate or incomplete indexing of records. Moreover, you accept any risk that may occur when accessing the Official Records Database as it pertains to any malware or virus that may be transmitted to or harm your computer.

USER REPRESENTATIONS:

User shall not for any reason, for itself or any third party, work to alter, destroy, or damage the Official Records Database or its source code, and in accordance thereto,you hereby represent and warrant that you will comply with all applicable federal, state, local laws, rules, regulations, orders, and Palm Beach County ordinances in your use of the Official Records Database. By accessing the Official Records Database, you expressly consent to round the clock administrative monitoring as conducted by the Clerk’s authorized agents and contractors. User is hereby advised that the Clerk's system administrators may provide evidence of possible criminal activity identified during such monitoring to appropriate law enforcement officials.

AVAILABILITY OF CERTAIN RECORDS

The Clerk’s office provides access to scanned images of records that are presented to the Recording office prior to party indexing verification. These provisional records are indicated with the letter I on this website. Provisional records may be deleted, modified, or changed without notice and indexing may be changed, modified, deleted and/or added upon verification of the record. Verification generally occurs within 3 business days. Upon verification of the provisional record, the record will change from I to V.
Pursuant to Florida law, the following document types, RECORDED after June 4, 2002, will not be available via this website: Military Discharges, Death Certificates, court records relating to Family Law, Juvenile Procedure and Probate. In addition, pursuant to Florida law, certain information, regardless of document type, may be redacted.Pursuant to court order, some court records have been expunged and are no longer available in the Official Records.

Any embedded links that serve as pointers to third-party Internet websites that you come across while accessing the Official Records Database are not under the Clerk’s control, nor are they under the control of the Clerk’s authorized agents or contractors. The Clerk, its authorized agents and contractors make these third-party links available as a convenience to its users and are not intended to serve as a referral or endorsem*nt of any of the services or information found at these sites. Policies and information specific to each of these sites is entirely distinct from the Clerk’s policies as it pertains to the public’s access to information.

ACKNOWLEDGMENT

By accepting the foregoing Terms, users of the Official Records Database may view and print images from Official Record documents filed with the Clerk since Jan.1,1968. If you locate a reference to a document in the Official Records Database, but you are unable to view the associated image or images you may view it on microfilm in room 4.25 of the Main Courthouse in West Palm Beach. Pursuant to Florida law, the Clerk must charge $1 for every page photocopied there.
